Company primarily performs maintenance, repair, and make ready work for rental properties in the Shreveport Bossier area. Typical work provided is plumbing, HVAC, electrical, carpentry, and general/handyman type work. Our goal is to provide timely, quality, and cost effective (from a long-term perspective) work for our customer, who is the rental property owner.
The maintenance foreman is responsible for completing repair work as well as supervising a team of up to 5 maintenance techs. This role reports to the general manager and has a lot of autonomy to complete your responsibilities. The Maintenance Foreman is also expected to monitor the overall performance of their team.
Expectations related to supervising team: Access abilities, strengths and weaknesses
Monitor job timelines and progress, identify opportunities for improvement
Monitor overall performance, coach to improve, or replace if not coachable
Cross train all techs, teach them new skills, recommend ride alongs and other training opportunities
Provide assistance as necessary (troubleshooting, diagnostics, etc)
Ensure techs have all necessary equipment, materials, supplies, etc
Issues verbal and written warnings and reprimands as necessary to enforce company policies
Assists with the development of competent and efficient maintenance work force by training departmental personnel (as necessary) in the proper use of test equipment, hand and power tools, and shop safety, and demonstrating appropriate work methods.
Assures completion of assigned maintenance and repair tasks by monitoring work progress, inspecting work performance and providing corrections of any deficiencies as necessary, redirecting work efforts to meet critical and/or necessary work requirements, and recommending the use of additional depart. personnel or contract personnel (as appropriate) to meet assigned completion targets.
Expectations for Performing work directly:
Assess problem as much as possible via text or phone with tenant to maximize chance of completing repair on first trip
Diagnose and receive approval in accordance with policies
Perform work efficiently based on long term cost effectiveness and document time and materials needed to complete as well as a description of problem and solution Work done by Foreman directly is typically limited to most skill intensive, or occasionally emergency jobs.
Expectations for Monitoring Team Performance:
Daily, weekly, monthly reporting
Identify baselines, opportunities, and goals for individuals and teams
MINIMUM ACCEPTABLE QUALIFICATIONS
High school diploma or equivalent Completion of technical training or ed. program, apprenticeship prog. or combo of the two
4 years of progressively responsible experience in maintenance and repair of plumbing, electrical, HVAC/mech., and other related fields
Highly skilled in troubleshooting and repair of plumbing, electrical, HVAC/mechanical
Supervisory skills and administrative ability
Physically capable of lifting and transporting heavy loads up to 100lbs and working at heights on ladders, roofs, man lifts, etc
Ability to work safely around chemicals and solvents
